Commercial Leases

The Commercial Department can fulfil all manner of commercial lease requirements for its Landlord and Tenant clients.

Landlords

Acting on behalf of landlords, the Commercial Department will undertake the following:

  • Granting new leases
  • Licence to Assign of existing leases
  • Obtaining appropriate rent deposit deeds, if required
  • Complying with the Agents’ Heads of Terms
  • Assisting with any reasonable and proper enquiries raised by the Tenant
  • Obtaining mortgagee consent, if required

All within reasonable and proper time scales.

Tenants

When acting on behalf of tenants, the Commercial Department will undertake the following:

New leases

  • Amending and negotiating a fair and reasonable lease
  • Advising tenants on the content and obligations of the lease
  • Raising appropriate enquiries
  • Advising on statutory obligations
  • Investigating Title

Assignment of existing leases

  • Raising appropriate enquiries
  • Investigating Title
  • Obtaining landlord’s licence
  • Advising on content and obligations of the lease
