The Commercial Department can fulfil all manner of commercial lease requirements for its Landlord and Tenant clients.
Acting on behalf of landlords, the Commercial Department will undertake the following:
- Granting new leases
- Licence to Assign of existing leases
- Obtaining appropriate rent deposit deeds, if required
- Complying with the Agents’ Heads of Terms
- Assisting with any reasonable and proper enquiries raised by the Tenant
- Obtaining mortgagee consent, if required
All within reasonable and proper time scales.
When acting on behalf of tenants, the Commercial Department will undertake the following:
New leases
- Amending and negotiating a fair and reasonable lease
- Advising tenants on the content and obligations of the lease
- Raising appropriate enquiries
- Advising on statutory obligations
- Investigating Title
Assignment of existing leases
- Raising appropriate enquiries
- Investigating Title
- Obtaining landlord’s licence
- Advising on content and obligations of the lease
